Listing description
About this property
Superlative water views - a productive olive grove - cleared land with a choice of magnificent building sites (with mains power nearby) - beautiful, high conservation value native forest, protected by a Conservation Covenant - a studio/workshop perched high on the land - and as the icing on the cake, an application has been submitted to Council for a subdivision that will maximise the value of the property - well, this place has it all. With 1.6 ha of mature olive trees on the lower part of the land, you'll find it's very easy to fall in love with 402 Bruny Island Main Road. A natural winter-flowing watercourse runs through a forested valley, filling two small dams that are used to irrigate the olives. On the higher slopes, tall eucalypts including blue and white gums provide important habitat for Nationally endangered swift parrots, 40 spotted pardalotes, Tasmanian wedge-tailed eagles and eastern quolls, plus a long list of woodland birds and mammals. The covenanted portion of the property represents one of Tasmania's more important small private nature conservation reserves. North Bruny Island boasts a mild, maritime climate with much sunshine and very few frosts. The cleared area of the property has a sunny northerly-facing aspect that is sheltered from prevailing westerly and southerly winds and offers ideal locations to build an island home, looking out from the elevated position across Storm Bay and the Iron Pot lighthouse. The rustic studio with its steeply-raked roof offers a convenient campsite on the land. Currently run as a hobby farm, the property is the home of Storm Bay Olives and produces premium extra-virgin olive oil from its grove of more than 500 trees, which were planted in 1991 and 1992. The majority of the trees are Italian Leccino and Spanish Manzanillo olives as well as smaller numbers of varieties with origins in France, California and Tunisia. The harvested olives are pressed off site by a contractor. At peak production, the grove produces over 2000 kilograms of fruit. Recently a small orchard (26 trees) of Apricots has been planted. The property comes with irrigation and harvesting equipment and a shipping container for storage. The block fronts the Bruny Island Main Road, a couple of minutes' drive from the Dennes Point village precinct and a quarter of an hour from the Roberts Point ferry terminal. It's very rare to find a property that combines such a wide range of attractive features, with the potential to combine a unique residential development with an income-generating horticultural enterprise and nationally important nature conservation. Given the popularity of Bruny Island as a tourist destination with a reputation for fine food and nature conservation, there is ample opportunity to expand horticultural production and diversify into ecotourism.
