About this property
Located just off of the Sturt Highway and a short commute to nearby Barossa town centres, sits this amazing acreage opportunity in Stockwell. With 4 paddocks, the land offers the ability to have a hobby or livestock farm, or agricultural investment with hay, dairy and chaff sheds on the property. The fences are in good condition, with picturesque, undulating views and clay soil. Don't miss this rare opportunity! Interesting history: This was the first parcel of land sold by George Fife Angas, in the Stockwell area to Samuel Stockwell in June of 1853 .80 acres for 140 pounds. Samuel Stockwell built a 3 story stone flour mill on the banks of the Stockwell creek (now known as leighs creek) and Krushels creek. The flour mill still stands and was the last operating flour mill in the Barossa Valley. Samuel Stockwell's first house remains on the land at the junction of the Plains road creek and Stockwell creek. The land has only been owned by 4 previous people, to whom being Samuel Stockwell (1853-1872), Edward Clements (1872-1896), A.E. Boer (1896-1951), Oscar Falland (1951-1969) and John Leigh and Robert Leigh (1969-present). There are 3 creeks on the property and the only railway tunnel in the Barossa Valley that vehicles can pass through. Boers Hill was the original sports field in Stockwell, and is the highest point in Stockwell with complete view of the Barossa Valley from North to South. Features: • 4 paddocks (approx. 13.4HA) offering the opportunity for a hobby/livestock farm, sub-development or agricultural investment. • Hay, dairy and chaff sheds on the property • Fences are in good/fair condition • picturesque, undulating views • clay soil • A 10 minute drive to surrounding barossa town centres More Info: Land - 13.4HA approx.
