About this property

Bowyer & Livermore is pleased to present to the market "The Cottage". Ideally positioned just 30 km from Bathurst in the highly fertile valley of Wiagdon, from the moment you arrive at the front gate you are met with a sweeping panorama, starting with the alluvial creek flats and rising to the undulating grazing country of the western hills, framed by scattered stands of disegues trees and established tree lines. The property is regarded as highly productive and a stand out, ideal for any agricultural grazing pursuits, including but not limited to cattle, sheep and horses. The make up of the property includes approx. 80 acres of deep alluvial soils edged by the Engine & Wiagdon Creeks, an ideal patch for dry land lucerne production with the fertile soils and the ability for plants to tap into the sub soil moisture, or similarly fodder crops or high production pastures. The balance of the farm, approx. 170 acres, has historically enjoyed a good pasture and super history and that is reflected in the established high production pastures including cocksfoot, phalaris, clovers and rye grass, a powerhouse when finishing cattle or lambs in the spring and autumn months. Backing the grazing business up, the property enjoys a strong infrastructure setup including but not limited to 3 silos, 2 x hay sheds, a large machinery shed doubled as a secure super dump, adjoining 2 stand shearing shed, excellent steel sheep yards including draft and drenching race and adjoining undercover storage. Substantial steel cattle yard setup complete with loading ramp, crush and surrounding smaller holding paddocks. The property is split into approx. 13 paddocks with fencing generally in good order. The vendors have comfortably carried 350 breeding ewes plus progeny, with a carrying capacity rated at approx. 7 DSE. Water security is a standout, with a 15,000 gallon tank servicing the home, 3 x 5,000 gallon tanks, seven dams, a bore with stock and domestic licence (windmill equipped), a permanent spring fed creek waterhole and a gravity fed trough system. At the heart of the property is a well established 460 tree truffiere, planted in 2010 and comprising 50 percent hazelnut, 25 percent English oak and 25 percent French oak. Sixty tonnes of lime were incorporated prior to planting to achieve a pH of 8+, and the grove is serviced by a central 2" mains irrigation system with ½" laterals delivering a 40 L per hour sprinkler to each tree. Fully fenced with netting and barbed wire, the truffiere is managed with minimal herbicide use. The first truffle was harvested in 2015, and the 2024 season produced in excess of 40 kg. The comfortable two bedroom country home features a verandah that stretches across the front of the home, a renovated bathroom, spacious open plan kitchen, dining and living areas, a slow combustion fire and a gas log fire in the lounge. There is plenty of room to extend or potentially convert some of the living space into more bedrooms. The home is located in a level section close to infrastructure and has a secure house yard with a vegetable patch. The property enjoys 1 km of sealed road frontage to Sofala Road, making it easily accessible and well connected. With multiple income streams, excellent infrastructure and a beautiful location, this property offers endless possibilities, from continuing its livestock and truffle operations to cropping or agritourism opportunities, or simply a fantastic rural lifestyle with income opportunities.
