About this property
One of the most exciting examples of modernist architecture in Australia, GRIMWADE HOUSE is offered for the first time since 1969. Designed by David McGlashan of McGlashan and Everist Architects, the property is a prominent yet exceptionally private landholding. On a 3.79 ha (9.36 acres) parcel of land, that is zoned General Residential 1, in the heart of Rye with access from three street frontages. The architecturally significant, heritage listed house and surrounding garden present an outstanding opportunity. Grimwade House was commissioned in 1959 by businessman and industrialist Geoffrey Grimwade, for his retirement. The architect, David McGlashan was also his son in law and the brief was to use the best of everything available at the time. Offered in original condition, the house is a Mid Century Modernist aficionados dream restoration project. It was awarded the Victorian Architecture Medal in 1963 for House of the Year and along with Heidi Gallery by the same architect, represents one of the most significant contributions to modernism in Australia. The house covers more than 2000 sq m of land and displays all the hallmarks of the McGlashan and Everist style, so valued today. Grimwade House flows through five pavilions linked by courtyards, breezeways, open and covered verandahs and balconies, to accommodate a large multigenerational family in eight bedrooms with five bathrooms and multiple living areas. The main pavilion consists of floor to ceiling glass, terracotta tiled floors extending to outside terraces, vermiculite ceilings and western red cedar wall linings. Flat thresholds, no lintels, extensive use of fly wire and hidden joinery create an extraordinary environment for curated relaxation. Heated by an open fireplace that doubles as an inbuilt BBQ on the outside, as well as strategic use of floor heating in the kitchen and bedrooms, the house provides a surprisingly cosy winter experience. In summer the slatted eaves protect the interior from the sun and the easy clean, low maintenance surfaces provide a relaxing break. Additional accommodation in the other pavilions is well suited to children and guests. A cottage on the back drive contains a further two bedrooms and a bathroom. Shedding and a working water bore complete the picture. With broad frontages to both Melbourne Road and Dundas Street, and further rear access from Willonga Street, the land has vast subdivisional potential, subject to council approval.
