All cultivation is irrigatable with underground mains supplying water from 2 bores and 2 irrigation licenses from the adjacent creek. The groundwater in the area is currently unmetered, and does not require a licence, or allocation. A large permanent waterhole in the creek provides permanent stock water, and irrigation water, besides being a fabulous swimming and fishing spot. Most of the remaining portion of the property is elevated grazing country, with good coverage of Rhodes grass. Currently, there is about 50 acres of lucerne planted, producing around 10000 (small) bales of prime in an average year. Most of the remaining cultivation is currently planted to sorghum, with yields over 2 tonne/ac in most years. Irrigation means this property can grow crops when most can't. We also grow and harvest forage sorghum most years and there are currently about 400 round bales of forage stored (some wrapped) which sell very quickly in a dry year, and also means the property is pretty drought-proof. Also of note is that the bores and creek pumps are currently unmetered, meaning we don't pay for irrigation water. There is over 2000 square meters of shed space to store hay or equipment, with over 80000lts of water storage that collects water from these sheds. Currently, there are 4000 bales of lucerne stored. There is also 2*70tonne silos for storing grain. The property is currently supporting 150 head of cattle. In a dry year, we supplement feed the cattle using stored forage hay. In the event of a drought, all cattle paddocks have access to water troughs, supplied from a tank on the highest part of the land. The tank is filled from a 'bleed off' line that comes off an irrigation mainline, meaning the tank is filling every time we irrigate. The cattle yards are a mix of steel and timber, and have a good crush, race and drafting gates. The house is a 4 bedroom, 2 bathroom older Queenslander style. It is fully air-conditioned and has a 'tile fire' wood-burning fireplace that heats the whole house in winter, but gas heating is also available. The house has a near-new kitchen, with gas cooking (so you can still cook in the event of a blackout). There is a 3 berth large garage adjacent to the house, that also has power. This property is 10 minutes from the nearest town (Nanango) which has primary and secondary schools, a larger IGA, doctors, banks and many other facilities. Kingaroy is 25 minutes away and is a much larger town, with all the amenities you would expect from a larger regional center. The south Burnett is a beautiful region that boasts scenic beauty, wineries, the Bunya Mountains, mountain bike and hiking trails, and yet is only 1.5 hours from Toowoomba, 2.5 hours to Sunshine Coast, and 3 hours from Brisbane CBD.
