About this property

The property is situated approx 24 km Northeast of Albany on Fuller Road Napier and some 410 kms Southeast of Perth in the City of Albany. Quality gentle undulating Kalgan River country in a prime highly productive region of Western Australia. Originally timbered with jarrah, redgum, ti tree and paper bark. Good strong mixed soil types from loams, river loams, gravel loams to small areas of sands. Estimated grazing at 180 (approx.) plus hectares with good mixed pasture of clovers ryes and kikuyu grass with an estimated soil types at 50% heavy, 45% medium and 5% light country. Also has 2 dams, 10 troughs plus 2 soaks and a few water tanks that provide stock water and domestic supplies. The outstanding feature of the property is a permanent reliable water supply comprising a 300 megalitre spring fed gully wall dam with excellent quality water. Used in the past to irrigate 17 ha lucerne, this is ideal for any agricultural, horticultural or viticultural production on the accompanying red loam soils. There is also potential for at least a further 25 ha to be irrigated. A Marani Hard Hose Irrigator and a Yenmar Diesel Pump are included with the property if the buyer wishes. Over the years previous owners have applied an excellent rate of fertilisers, the current owners have applied a mixed range of fertilisers, these include some trace elements and super and potash 3:2 at 180 kgs per hectares plus a Spring Boost onto hay paddocks in the spring. The property also has had applications of Lime and Dolomite in 2015, 2016. 2017 and 2021. The property's water supply comes from a key soak / spring, this water is currently pumped up to a tank which then provides stock water to a number of troughs on the property. The property currently has 500 Stud Ewes plus lambs and 100 Stud rams. Peak stock numbers in and around the 1,500 head. These numbers fluctuate due to seasonal conditions. The property is fenced into 14 paddocks with a few smaller holding paddocks. Fencing constructed from plain wire electric and ringlock on wood and steel posts. Laneways lead to most paddocks for ease of stock movement back to the yards. Excellent improvements on the property that include, hay sheds, large multi-purpose near new shed 44 x 12m fully enclosed with three stand shearing shed, workshop with power and concrete floor plus middle area for machinery storage etc. Adjoining this is a near new set of quality constructed and designed sheep yards. Older style shearing shed that is now used for general storage, two hay sheds. All improvements are in good condition. Large homestead constructed by the owners in 1990, double brick and iron with four bedrooms with built in robes, bathroom, lounge room, kitchen meals area, pantry, carport, wc, laundry, and verandas.
