Rosanna's own retail strip along Turnham Avenue near the station is compact and low-key, with a handful of cafes, a supermarket and everyday services covering most daily needs. For a bigger night out or brunch scene, residents tend to head into neighbouring Heidelberg, where Burgundy Street's restaurants, bars and specialty grocers are only a few minutes away, or across to Ivanhoe for its own strip of cafes and boutiques.

The suburb's defining lifestyle asset is arguably the Rosanna Golf Club, whose fairways wind through the middle of the suburb and shape many of the surrounding streets. Combined with the Anderson Creek trail network and nearby Yarra parklands, it gives Rosanna a genuinely outdoorsy, semi-bushland feel that's unusual this close to the city.

Shopping

Beyond the local Turnham Avenue shops, Rosanna is well placed for bigger shopping trips. Heidelberg's Burgundy Street precinct and the Warringal Shopping Centre are a short drive or train ride away, while Northland Shopping Centre in Preston is easily reached via Greensborough Road for a full range of major retailers, groceries and department stores.

Getting around

Rosanna railway station, on the Hurstbridge line, is the suburb's biggest transport asset, giving a direct run into the city as well as connections toward Eltham and Hurstbridge. Many streets are an easy walk to the platform, which has long been a drawcard for commuters wanting a leafy suburb without giving up rail access.

For drivers, Lower Plenty Road and Greensborough Road connect Rosanna to the Eastern Freeway and on to the CBD, while Banyule's network of arterial roads makes reaching Macleod, Viewbank, Heidelberg West and Heidelberg Heights straightforward. Buses supplement the train service, linking Rosanna to Heidelberg, La Trobe University and surrounding suburbs.

Schools & families

Families are well served locally, with Rosanna Primary School and Rosanna Golf Links Primary School both in the suburb, the latter also home to a Deaf Facility supporting inclusive education. Banyule Primary School and the Catholic St Martin of Tours School add further options nearby, giving parents a good spread of government and faith-based schooling within a short drive or walk.

Secondary options in surrounding suburbs, along with La Trobe University's Bundoora campus not far away, round out the education picture, making Rosanna a practical base for families planning to stay through school years.

Parks & recreation

Aside from the golf course itself, Rosanna backs onto pockets of bushland and creek reserves that thread through to the Yarra River parklands near Viewbank and Heidelberg. These give residents plenty of walking and cycling routes without needing to leave the area, and the terrain — hillier than much of Melbourne's north — makes for a more scenic, if occasionally steep, running or dog-walking loop.

The property market

Rosanna's property market reflects its family-suburb status, with a median house price of $1.25 million against $723,000 for units and apartments — a gap that points to two fairly distinct buyer pools, from downsizers and investors in the unit market through to families upgrading into houses. Median rent sits at $685 a week, and house prices have grown 5.0% recently, a solid result for the area.

Current listings are dominated by houses (59%), with apartments and units making up 25% and townhouses the remaining 16%. That mix, combined with the suburb's hilly, golf-course-adjacent streets, means buyers can choose between classic detached homes on established blocks or lower-maintenance townhouse and unit options closer to the station and shops.
