Getting around

Rainbow Beach is reached by sealed road from the Bruce Highway, with Gympie the nearest major service centre inland. There's no train line here; a car is essential for day-to-day life and for the drive to bigger centres for specialist shopping, healthcare or work. Locally, most amenities are walkable from the town centre, and a passenger barge from nearby Inskip Point provides the vehicle crossing to Fraser Island for those continuing their trip by 4WD.

Schools & families

Rainbow Beach State School serves local families through the primary years, giving younger children a small-school setting within the town itself. Given the median age of 56, families are not the dominant demographic, but the school anchors a genuine community feel, and older students typically travel to Gympie or Maryborough for secondary schooling.

Parks & recreation

The drawcards here are natural rather than manicured. The Carlo Sand Blow and the technicolour cliffs that give the town its name are the standout attractions, alongside the Great Sandy National Park and Cooloola Recreation Area, which offer bushwalking, camping and 4WD tracks through coastal forest and dune country. Inskip Point, just north of town, is popular for fishing, swimming in calmer waters, and as the launch point for Fraser Island trips.

Units and apartments offer a more accessible entry point at a median of $460,000, appealing to holiday-home buyers and downsizers alike.

Current listings show houses make up 55% of the market, with apartments and units at 27%, and townhouses and vacant land each accounting for 9%. Median rent of $620 a week points to solid demand from both permanent renters and the holiday letting market, which remains a significant part of the local economy given the steady flow of Fraser Island-bound visitors.
