The coast is the other drawcard. Surf breaks at Prevelly and further along toward Gracetown are a big part of local life, and the Margaret River itself, along with the karri and jarrah forests inland, gives residents plenty of reasons to get outdoors year-round.

That spread of public, Catholic and Montessori options is unusual for a regional centre of this size and is one reason the town attracts families relocating from Perth.

Getting around

Margaret River is around a three-hour drive from Perth via the Bussell Highway and Forrest Highway, a trip most residents and visitors make by car given the absence of a passenger rail line this far south. Locally, the town is easy to navigate on foot or by bike, and the surrounding wine region, beaches and neighbouring towns such as Cowaramup and Witchcliffe are all a short drive away. Regional bus services connect Margaret River to Bunbury and Busselton for those without a car.

Housing here leans strongly toward standalone homes, which make up 75% of current listings, with land sales accounting for a further 21% — a reflection of ongoing demand for new builds on the town's fringes and in surrounding rural-residential pockets. Apartments, units and townhouses are scarce, together making up only around 4% of listings, so buyers after medium-density living have limited choice compared with typical suburbs closer to Perth.

Architectural styles range from established homes near the town centre to newer builds designed around the region's climate — orientated for northern light, with verandahs and larger blocks common on the outskirts.

Margaret River's median house price currently sits at $1.07 million, after growth of 23.6% in recent times — a strong run that reflects both lifestyle demand and limited stock in a tightly held town. Median rent is $800 a week, putting it firmly in premium territory for a regional market and pointing to solid demand from both permanent residents and those chasing a base near the wine region and coast.

With land sales making up a fifth of current listings, there's still room for buyers to build rather than compete for existing homes, though the dominance of houses in the market underlines how strongly detached living defines Margaret River.
