Kandos has become known well beyond its size for its arts scene, anchored by the Kandos Museum and a calendar of community art events that has given the old industrial town a second identity as a creative outpost. Getting around

Kandos is very much a car-dependent town, linked to the wider region via the Castlereagh Highway, with Lithgow and the Great Western Highway providing the main route back towards Sydney. The town's compact layout means most day-to-day needs are within easy walking or short driving distance, while Charbon and other nearby villages are only a few minutes away by car.

Rail history runs deep here too, as Kandos grew up around the cement works and its rail links, though today getting to Sydney or Bathurst for work, health services or bigger shopping trips is done predominantly by road.

Parks & recreation

Beyond the nearby national parks, Kandos offers everyday recreation through local sporting grounds, walking tracks and community facilities that punch above their weight for a town of this size. The nearby Gardens of Stone and Dunns Swamp are the standout drawcards for weekend recreation, offering swimming, kayaking and walking amid dramatic sandstone scenery that's become increasingly popular with visitors from Sydney and the Blue Mountains.

The property market

Kandos offers some of the more affordable housing in the broader Central Tablelands, with a median house price of $425,000 and median rent around $420 a week. Current listings are dominated by houses, at 74%, with the remaining 26% made up of land, reflecting both the town's established housing stock and ongoing interest in building on larger blocks.

The market has moved notably in recent times, with house prices up 23.2%, a sign that the same forces drawing buyers to other affordable regional towns, low entry prices, lifestyle appeal and proximity to national parks, are increasingly being felt in Kandos too. For buyers priced out of the Blue Mountains or looking for space and value within a reasonable drive of Sydney, it's emerged as a town worth watching.
