About Chippendale
Welcome to Chippendale
Chippendale sits right on the southern fringe of the Sydney CBD, wedged between the university precincts of Ultimo and Darlington and the terrace streets of Redfern. It's one of the smallest suburbs in Sydney by area but one of the most talked-about, having transformed over the past couple of decades from a pocket of warehouses and workers' cottages into a dense, design-conscious inner-city neighbourhood.
With a median age of just 28 and a population of 7,803, Chippendale has a distinctly young, transient energy — students, creatives and professionals who want to walk to work in the city or Ultimo rather than commute into it. It suits people after inner-city convenience and a strong sense of place over space and quiet.
Lifestyle & dining
Chippendale's character is built around a handful of tightly packed laneways and converted industrial buildings that now house some of Sydney's better-regarded small bars, coffee roasters and restaurants. Kensington Street, anchored by the Old Clare Hotel and Spice Alley, is the suburb's social hub, drawing crowds from across the city on weekends for hawker-style food and rooftop drinks. Beyond that strip, the suburb's narrow terrace-lined streets have a village feel that contrasts with the high-rise developments springing up around its edges.
Being squeezed between Redfern, Darlington, Ultimo, Haymarket and Darling Harbour means residents have an outsized choice of cafes, bars and restaurants within a ten-minute walk, without the price tag or tourist crush of the CBD proper.
Shopping
There's no major shopping centre in Chippendale itself, but that's rarely an issue given its location. Broadway Shopping Centre, just on the Ultimo border, covers most day-to-day needs, while Central Park's retail strip along Broadway adds supermarkets, fashion and dining. For bigger shopping trips, Haymarket and the Sydney CBD are an easy walk or bus ride away, and Darling Harbour is close enough for a weekend outing.
Getting around
Chippendale's location is its biggest asset. Central Station, one of Sydney's largest transport hubs, is within easy walking distance of most of the suburb, giving residents direct rail access across the network as well as light rail connections. Frequent bus routes run along Broadway and City Road, connecting to the CBD, Redfern and the University of Sydney and UTS campuses that border the suburb. Most residents find they can walk to work in the city, Ultimo or Darlington, and car ownership is noticeably lower here than in outer suburbs.
Schools & families
Chippendale is not primarily a family suburb — its demographics skew young and its housing stock leans heavily towards apartments — but Darlington Public School, just over the border, serves local families, and the area's proximity to the University of Sydney and UTS makes it a natural base for postgraduate students and academic staff with children. Families after more space typically look to Redfern or further out, while using Chippendale's schools and childcare options as a convenient extension of the neighbourhood.
Housing & architecture
The suburb's housing stock reflects its transformation: current listings are overwhelmingly apartments and units, at around 95%, with houses making up just 3% and other dwelling types 2%. Older Victorian terraces and converted warehouses sit alongside newer developments such as Central Park, which brought high-rise apartment living, the vertical garden facade of One Central Park, and green space to what was once an industrial pocket of the inner city. This mix gives Chippendale a layered streetscape — heritage brick terraces one block, glass towers the next.
The property market
With apartments and units dominating supply, the median unit price in Chippendale sits at $653k, reflecting the suburb's tightly held, high-density inner-city position. Buyers are typically after lock-up-and-leave convenience close to the CBD, the universities and the Kensington Street dining scene, rather than family-sized housing. Given how little land remains undeveloped, established apartment stock and any remaining terrace houses tend to hold strong appeal for owner-occupiers and investors alike, particularly given the suburb's proximity to Central Station and the CBD.
