About this property

Midgee is located on the east coast of the Eyre Peninsula, approximately 37km's north of the township of Cowell. This property is accessed via a well maintained gravel road (Carmody Road or Plane Road), which run off the main Cowell to Whyalla Road (Lincoln Highway). The freehold land comprises approximately 1421 hectares (*3511 acres) of natural scrub, ideal for the nature/wildlife enthusiast, conservationist or philanthropist - anybody who has a keen interest in conservation and has the means to assist with the preservation of the pristine wilderness areas, for future generations. The property is currently privately owned and is uniquely located in between the North and South Munyaroo Conservation Parks. The property connects the two parks together, providing an uninterrupted corridor for wildlife to travel throughout the area. Munyaroo Conservation Park is 123km2 in area and was proclaimed in 1977 with the purpose of conserving mallee and saltbush between agricultural and pastoral properties, and mangrove and samphire communities along the coastal fringe. https://en.wikipedia.org/wiki/Munyaroo_Conservation_Park (Cut and Paste this link into your browser to get information on the park) Ownership of this property also offers a staggering *4.5km's of Spencer Gulf beachfront and comprises of sand hills and tidal flats making this the ideal spot for fishing or crabbing. Vegetation in the park includes low open woodland of western myall and false sandalwood, over a shrubland of bluebush and bladder saltbush. Other vegetation includes an open scrubland of gilja, yorrell and red mallee over bluebush, dryland tea tree porcupine grass, candlebush and twin leaf on the dunes. In the northern area of the park grow native peach trees, native cypress pines, weeping pittosporum and western myall. Patches of spinifex are also evident along the northern boundary of the property (adjoining the southern boundary of the park.) The park is home to a large variety of birdlife including Emus, Malleefowl, Stubble Quail, Wedge Tailed Eagles, Cormorants, Oystercatchers and Rainbow Bee eaters. A large variety of native animals are also found in the park including Red Kangaroos and Sandhill Dunnarts. As the property is not subject to any native heritage agreements, the opportunity is also there for a buyer to transition this property into the conservation realm and guarantee its future by making a benevolent investment in Australia's natural environment. The zoning is conservation/rural, therefore is unlikely that consent would be given to build upon the land. ( note there is No power or water anywhere close to the property.)
