Property Location:  The property is located only a short distance from the Haughton River and Giru Township, in the rural suburb of Horseshoe Lagoon. Just 50km along the Bruce Highway south from Townsville and 35km north of Ayr, the property is well positioned to grow a wide variety of crops. Formerly a Sugarcane Farm the property has been converted to Cattle & Hay Farming. With road train transport to the west (Flinders Highway - 3 trailers) and B-Double Road trains along the Bruce Highway the farm is readily accessible. Townsville is a vibrant coastal city of approx 200,000 people with diverse industry and opportunities for employment, business and higher education. For cattlemen the Live Export shipping ex Townsville and Townsville JBS meat works are also major attractions for this location. Giru (population 700) is noted for the Invicta Sugar Mill, which is owned by Wilmar Sugar. There is a bowling club, the Giru International Hotel and a local store to pick up basic grocery items.  The property is only about 3.6 km away as the crow fly's but around 15km via the Bruce highway by car.  Overview:The property is 60.8 Hectare cattle fattening block or Hay farm or both. It is freehold land located close to Townsville and Ayr. The property has a set of cattle yards, a small shed, an equipped bore, with a trough and two water tanks and it also comes with a water allocation. Having this water sures up the green grass year-round for cattle growing and the hay production. Tenure:  Freehold Land & Area: 60.8 Ha or approximately 150.2 Acres Farming Land / Agronomy: The soils on the property are mostly deep, fertile, black soils or sandy loam. The farming portion of the property is divided into 8 laser levelled bays setup and suitable for flood irrigation. The paddock grasses and the hay crop are mostly Rhodes grass which is bred for the best hay farming. Varieties include 'Reclaimer' and 'Endura'. Please note, these paddocks may need ploughing, re lasering levelling by serious hay grower standards. There is some minor erosion from the 2025 large rainfall event which caused some temporary minor flooding. This has not yet been rectified. The farm was formally a sugar cane farm and could possibly once again be replanted back to cane. Water: The property has a water allocation which draws water from the Haughton River adjacent to the property via a channel water system. The water is provided to the property with no additional pumping required as it is gravity fed from an irrigation riser at the entrance to the property. From there it's just a matter of turning on a tap which feeds water into fluming, with cups used to direct the water to the desired bay.  Sunwater Announced Allocation - Water Account no. 128373 - Offtake: HL069R1 (237 ML)  Flood irrigation is the means by which all paddocks are irrigated. By the use of plastic fluming, cups and laser levelled paddocks the low-pressure water is delivered cheaply and efficiently to the hay paddocks. The irrigation drills vary from approximately 660m to 990m in length.  Water Bore: The property has a bore equipped with a submersible pump, powered by solar panels. The bore pumps into two poly tanks which gravity feed a nearly concrete cattle trough.  Yards: The property comes with a set of steel cattle yards. The yards are a combination of permanent and portable panels. The yards come with a basic crush and steel loading ramp. Fencing: The property is fully boundary fenced with three and four barbed wires, timber posts and mostly galvanised steel pickets. There are three internal paddocks in total. Please note the internal fences are all in need of repair. Since the big rainfall event at the end of 2024 start of 2025 the internal fences have been washed down and have not yet been stood up again. Shed: The property has small, two bay shed in the southeastern corner beside the yards as you enter the property. The shed has a concrete floor and is sheeting in on three sides, with one sheet missing on the back wall. Electricity: The property does not have electricity connected. The closest electricity is approximately 350 metres way via the easement / driveway entrance into the property, with a large transformer nearby. Agent's Comments: The property is currently experiencing an excellent wet season with an abundance of grass. The property is well setup for cattle and or hay production. It would make excellent cattle fattening block and or a small-scale hay farm. Being ideally located close to Ayr and Townsville this farm has an abundance of agricultural opportunities and options with regards to transportation, fuel, parts, irrigation supplies and machinery. It is in close proximity to the Townsville meatworks, The Charters Towers Saleyards, Runway Export yards, Dingo Park Feedlot and also very close to multiple sugar mills, if the farm was returned back into a sugar cane. Also, this farm would suit mangoes growers and possibly other fruits and veggies. Fishing & Water Activities: For the fishermen this is paradise! The farm is only km's away from excellent land based freshwater fishing from both the Weir wall and the riverbank of the Haughton River.
