Both bathrooms feature spacious walk-in showers, and hot water is provided by an instantaneous Sanden Eco-Plus pump. The separate, laundry-mudroom is plumbed to accommodate an energy-efficient heat- pump dryer, and both toilets and washing machine use water from the backyard tank, which can be switched to the mains during drier weather. An elevated steel platform keeps the house well above the level of the creek, and substantial irrigation deals with any run-off. The garden has been sketched in, with a mix of native and cottage plants surrounding the salvaged wooden decks, and banksia roses and clematis coming into their own. .Space has been left for shed, studio, and vegetable garden, and fruit trees have been established next to the adjoining historical orchard.
