There is easy access to the long Murrah River river frontage with its sandy banks and swimming holes. The track in, a no through road, is suitable for two wheel drive vehicles if you drive carefully. There is abundant wildlife, including koalas, kangaroos, wombats, sugar gliders, black cockatoos and lyrebirds. Facilities include: a camping/property service area in an elevated location above the river, with a solid shelter and solid concrete bench and storage, plus flat areas for parking, etc.; excellent mobile phone coverage, courtesy of line of sight to a new telecomms tower at Barraga Bay; a separate small, rustic but solid, shed currently used for storage; an environmentally safe composting toilet based on the "Humanure" design; a 1000 litre water tank; and, plenty of firewood. According to Environment NSW, the property is of high conservation value. Conservation Agreement (CA) proceedings have been initiated, and are currently awaiting formal evaluation. This process can proceed or be cancelled depending on buyer's plans. The most recent Notice of Valuation from NSW Valuer General puts the unimproved value at $332,000 as at 01 July 2024. Current rates are $1364 pa. Under the proposed CA, rates and other Government charges would be reduced to almost nil. There are grants available under a CA for environmental management programs if a buyer wishes to take those opportunities. Buyer would need to research which of these best fits their circumstances. The vegetation is all native bush. The most recent weed inspection (2024) found no weed management required.
